Is this luxury boutique hotel in Dubrovnik more style over substance?
Heritage Villa Nobile Dubrovnik came up during our search for luxury, 5 star, adults only hotels in Dubrovnik, Croatia. We wanted to be centrally located and walking distance to old town so we weren’t spending all day going back and forward in a taxi or Uber. As well as a hotel that felt authentic Croatian rather than being a chain or too modern. Although we love that style, I also like to be a little more immersed in the culture and Heritage Villa Nobile checks all of those boxes along with being a luxury Dubrovnik hotel that’s steeped in history.

Why we chose Heritage Villa Nobile in Dubrovnik
We don’t normally go for boutique hotels as we tend to prefer more amenities and mid size hotels. However, because this luxury Dubrovnik hotel checked off so many of the other things we were looking for and we didn’t think we’d have time to use a pool with everything we were planning on seeing we booked Heritage Villa Nobile.
Because Heritage Villa Nobile is an adults only hotel in Croatia. As well as small boutique size, has very few amenities and quiet hour rules it’s definitely suited more to couples than to families. We enjoyed the fact it was adults only and having a romantic drink in the lush gardens surrounded by Japanese Sago palms at night before heading out to dinner.
It was a peaceful oasis in the middle of a very overcrowded city in July and we only saw one other couple the whole time we were there!
Heritage Villa Nobile Dubrovnik hotel rooms review
There are only 6 rooms at Hotel Villa Nobile all of which have access to the private garden. We booked a luxury suite in this adults only hotel in Croatia on the first floor which was beautifully light and airy. The black out shutters and curtains are a nice touch and mean you don’t get woken up at sunrise with light streaming in.
The rooms felt modern and were well air conditioned. The AC units are new and relatively quiet, as some can be louder in older hotels. Another reason the rooms are so quiet is because the hotel is set back from the road. The rooms are also a really good size by European city standards.
There was complimentary water and chocolates in the room when we arrived. One major plus is that the staff said the tap water was safe to drink which saves spending money on bottled water.
Private bathrooms
The luxury bathroom was spacious and modern which was a good thing since I was camped out in there for a long time with food poisoning (not from the hotel).
Both the bath and oversize shower had great water pressure and heated up quickly.
I now want a free standing tub in our bathroom like this one. So our vacation might about to get a lot more expensive!
Heritage Villa Nobile bathroom amenities included a shower cap, vanity set, soap, shower gel, shampoo, conditioner and body lotion. However, I didn’t find the slippers or robe and the bathroom mirror was way too high. I know the Croatians are tall but you’d have to be at least 6 foot to use them. At 5’2″ they weren’t so helpful!
Heritage Villa Nobile review | Food, drink and Breakfast
There isn’t a restaurant or bar at Heritage Villa Nobile but breakfast is served in the garden every morning. Which is great for the warmer months but not so fun in the Winter as there’s nowhere indoors to eat. They do have a drinks and light snacks menu available in the late afternoon.
Most of Heritage Villa Nobile reviews say the breakfast was good but we were both really disappointed besides the fruit, chocolate croissant and boiled eggs. You can’t order and there’s no buffet, it’s just a few apparently traditional items served on a tray. Which isn’t really what you expect from a luxury hotel.
This was the breakfast served to share between the 2 of us, it looks like it’s for 1. I’m 5’2″ and under 100lbs and this isn’t a lot of food even for someone my size. Basically half a sandwich, 1 egg and some fruit each.
I quite like a continental breakfast but this isn’t that. It was more along the lines of gherkins, cheese salad, some dry bread, and 1 toastie/grilled sandwich to share with meat and cheese that didn’t look very appetizing. At least the setting was pretty and tranquil.
I’m wondering if the breakfast has changed since the reviews were written as some mention: “Breakfast was excellent spread…breakfast in the garden was vast and varied…was sumptuous with different breads, cheeses, meats, fruits…” Yet ours was very limited, with no meats or cheeses besides what was in the sandwich and came on a small tray.
Now I sound like a windger but I want to share both the good and not so good so you’re disappointed and because it’s my job.
Amenities
Heritage Villa Nobile is a small boutique hotel so there are no amenities like a spa, gym, pool, restaurants or even a bar. However, our days were full of sightseeing and we walked for miles each day so we really didn’t miss having any of those. If you’re looking for those or it’s a family holiday there are lots of other luxury hotels in Dubrovnik that might be better for you.
Heritage Villa Nobile Dubrovnik location
You’ll be hard pushed to find a better location for your luxury Dubrovnik hotel. This adults only Croatia hotel is located just 549 feet from Pile Gate which is the entry to Old Town. Meaning easy access to all of the main sights without the issue of having to carry your luggage and away from the main crowds.
Dubrovnik recently created a new rule where you can not pull your luggage along the streets in old town. You have to carry them or receive a hefty fine!
Ploce Gate is 2461 feet from the accommodations, while Dubrovnik Cable Car is 1804 feet away. The nearest airport is Dubrovnik, 14 mi from Heritage Villa Nobile, and the property offers a paid airport shuttle service.

Service
We had friendly, efficient and helpful service at all times. However, one thing we didn’t realize until they told us at check in is that all of the staff go home between 8-9pm so you’re alone until the morning. However, we did have an emergency one night and called the number they left around midnight. It was the owner who picked up and assisted us. So it’s great that there’s always someone you can reach out to.
Heritage Villa Nobile Hotel prices
Prices are what you’d expect for a luxury hotel in Dubrovnik Croatia. We paid 820 Euros for 3 nights in July which is peak season. You’ll also have to pay an additional city tax directly to the hotel when you check out which wasn’t much but we weren’t aware of.

- Large bathrooms with soaking tubs.
- Quiet.

Luxury hotel Dubrovnik cons
Some of the not so good features of this hotel:
- The staff go home between 8-9pm.
- There is no room service.
- No pool.
- No gym or fitness center.
- Set breakfast was small, limited and very disappointing.
Now I sound like a complainer but I want to share both the good and not so good so you’re disappointed and because it’s my job as a luxury travel blogger to share both the good and the not so good.
Heritage Villa Nobile review | Conclusion
Heritage Villa Nobile luxury hotel in Dubrovnik really is a peaceful and romantic haven in the middle of an overcrowded city, especially in July! The decor of this adults only boutique hotel by Hotel Marco Polo is beautiful and everything works well in the rooms and bathrooms. It was also the perfect base and location for exploring the city on foot. It’s ideal for couples and feels safe and private.
